Had a great day today at the Harman Healy property auction in Central London today with some of our http://www.TycoonMastermindAlliance.com members.
Good mixture of properties, mainly London based. Around 75% of the lots sold on the day and more importantly for those of you struggling to bag a bargain property in London, we saw several great deals in London sell to lucky buyers in the room.
A bunch of deals were immediately below market value with just a light refurb required and they’d be ready to rent. A couple of other deals were very attractive for creative investors for example, the “deal of the day” in my opinion was a house that had been converted into 2 flats. The two flats sold independently for £170k EACH in 2007. They sold at this auction for £170k for BOTH of them!
I’m not sure what the buyers plans were but she could rent out the units for a couple of years and then purchase the freehold of the entire property. The freehold would cost approximately £45k, making the total outlay for the property = £215k. The freehold house however is worth £300k+. As a freeholder you could then go about extending the property and adding more units making this an excellent deal.
Other deals included a £60k flat that would generate £820/month. That’s 16.4% return on your money in LONDON! In 7 years you’d have your money back and you still have an asset paying you £8k+ per annum cash for as long as you decide to hold it.
All in all a very positive day and great to see good deals returning to London. It’s going to be a very exciting year – we hope the media continue to be negative about property so we can keep sourcing good deals

An advertisement does not bind the offeror to sell the item to anyone who shows up. Tom is out of luck.

I am an individual home owner in Minnesota, America. The house is completely free & clear. I got it at a significant discount, so now I want to sell it at an Auction. I always see those ballroom auctions with thousands of attendees, and I strongly desire getting my property into one of those events. I have 2 scenarios, 1 the price I want to sell it at is far below what most lenders give out in mortgages and 2 the price I want to sell it at will probably be purchased by people that are approved for mortgages.
Now I know of services like REDC and Hudson&Marshall.
How would I get my house into one of their live auctions??
Should I or do I have to sell it through a realtor??
Are there any other notable Auctioneer Services for home sellers, you know about or would recommend?
What is the process like typically?
I have been struggling with this problem for the longest time. Please be as specific as possible and reference your answers. Thank You in advance.
Right now you will probably not succeed in hiring anyone like REDC or Hudson or Williams&Williams. They are swamped with bank repo’s to sell. You will pay them apx 9% of the price. The buyer pays them a 5% premium. All of their auctions have a reserve bid. That means that the majority of the houses do not sell ( the high bidder "wins" the auction but is notified later that she did not meet the reserve).
You can hold your own auction. You pay for ads. You set a minimum bid…. or you make it an "absolute" auction where the winning bidder is guaranteed to own the house.
Or you can post an ad on Craigslist saying that you will choose the high bidder after the ad has appeared for 7 days. That could generate some excitement.
There are no auction houses that offer what you want. But you could hire a local auctioneer to hold your personal auction. Probably costs you $150 for one hour.
For me, it would be the Coast Guard hands down. I dreaded every minute of it. They weren’t very resilient towards people who didn’t fit the mold or had more than a fourth grade education. Nevertheless, they were looking for an excuse to squeeze me out rather than a reason. The worst job I ever had as a civilian was at a call center. It entailed calling people around the country about surveys. Most of the people hung up on me within the first 30 seconds. What’s worse is when they would do it halfway through the interview. The survey was about 20 minutes, and I wanted to skip through it, but I was monitored the whole time. Therefore, I had to improvise by speaking super fast like an auctioneer. Towards the end, I was required to ask people about their finances, annual salaries, property values, and whatnot. I would never do that in any regular interface. They’d get nasty and hang up when I did that, too. It was clear that I was being thrown under a bus for someone else’s personal gain. After I’d received enough hang-ups and insults, I lost it one day. I wrote down several four-letter words for the last disposition. Then my boss chewed me out in front of everyone for that. That’s when I picked up the receiver, smashed it against the wall, and told him where to stick it. What was the worst job you’ve ever had?
Well, I complained a lot when I was in the military, but that’s been a while ago. At least I had some incentive there. My current job keeps wanting to understaff on shifts and make more and more demands of us, piling on anal amounts of "fluff work", while giving us less and less. Word around the bend is that they’ve been told not to give us good evals, so they wouldn’t have to give us raises. Then, they implemented a "new scheduling system", where a machine does it randomly and store managers have no control, meaning many longterm employees found themselves shorted on hours. (because apparently…get this.."are you trying to say this person is a better worker than that person? We want the standard all the way across.") They didn’t even put the people who NEEDED more hours into consideration with this. Often times, I feel like I’m doing the work of 2-3 people, but getting paid peanuts. Like I gotta break my back (and be ‘cheerful’. everyone on front end has to yell "Welcome to…" to every customer as they walk in.) for them, while they can’t lift a godd@mn finger for us. GGGGGGRRRR!!!!
Right now, working retail at a grocery store, I have to deal with far too many "LCDs" (lowest common denominators-retarded ass customers) in an often fast pace for my liking. I hate the hell out of my current job and ESPECIALLY one of our bosses, whose more of a bureaucratic robot than an actual human being. I’ve done LONG rants on the MANY things that tee me off about the public and how working retail has taught me that I’m not a patient "people person". I’ll just leave a quote taken from part of an awesome rant:
"…Finally, don’t expect me to be happy and chipper all the time. My boss is an idiot, I have to deal with illiterate sheep like you all day long and I don’t make enough money to make ends meet. This is the best you can expect; in fact, you’re lucky I don’t spit in your goddamned face. Quit complaining, take what you came here for and fvck off."
